SUMMARY OF POSITION:
The County of Portage's Housing Authority manages 78 housing units in five villages, and the employee is responsible for performing skilled maintenance and repair work on buildings, grounds, appliances, and equipment. This includes managing supplies, materials, turnover, cleaning common areas, changing bulbs-switches-receptacles, etc., as well as providing vacuums, dusting machines/dust removers or sweeping machines.

ESSENTIAL FUNCTIONS:
Managing and servicing heating systems of buildings and residential dwellings.
Buildings and plumbing systems need maintenance, repair, and service.
Maintain and service tools, as well as all maintenance equipment.******
Maintain, service and repair all appliances of the housing authority.
Maintain, fix, and service all indoor and outdoor furniture.
Maintain and service electrical systems and fixtures, including energy conservation, ballast replacements, emergency lighting, fire suppression, and other tasks.;[clarification needed]
The maintenance, repair and remodeling of buildings and units involves a variety of tasks such as carpentry work; roof repairs, siding, antennas (including electric light fixtures), interior and exterior painting; stain removal for carpet and vinyl; door lock and hardware repair/installation; window washing; and window and screen repair. All of these items can be applied to different surfaces without any damage.
The common areas of the residential buildings are cleaned on a weekly basis.
As needed, clear the snow and maintain the lawn.
Maintains priority and schedules repair requests from tenants.
Manages/identifies independent contractors tasked with carrying out maintenance tasks.'
Repairing parking lots, walking trails, and patios.
When required, undertakes landscaping, tree removal and drainage projects.
Maintain a consistent schedule to send maintenance and repair vehicles.
Establish maintenance and remodeling plans that span both long-term and short term.
Developing research methods for significant undertakings, suggestive of actions and creating bid specifications.
NON-ESSENTIAL FUNCTIONS:
Take part in overall program planning, including annual inspections and inventory management.
Sometimes, it is necessary to conduct comprehensive inspections of units during their arrival and departure.

QUALIFICATIONS--KNOWLEDGE, SKILLS, ABILITIES:
Comprehensive comprehension of federally subsidized dwellings, strategies and housing quality standards. [File].
Knowledge and proficiency in using power tools, lawn equipment, winter gear (such as a vacuum cleaner), etc.
Awareness of other programs and services offered by private, local, state, and federal agencies.'

QUALIFICATIONS--EDUCATION and EXPERIENCE:
Ideally, candidates must have two years of experience in the federally subsidized housing industry, with a preference for rural development and HUD.
Including experience in general construction, building maintenance and work, such as heating, electrical work (heating), plumbing, carpentry, flooring, painting, appliance repair. All other skills are necessary.
A combination of education and experience in the repair of mechanical systems related to the repair of cars, trucks, and other equipment.
Ideally, one year of experience in carrying out Housing Quality Standards Inspections.
Two years of experience in bookkeeping, documentation, or reporting, or other related fields.
A background or aptitude in using a computer.

SPECIAL REQUIREMENTS:
This position falls under the exposure category for bloodborne pathogens and will undergo all necessary training and procedures.'
Must possess a license and be able to operate an insured vehicle.?
Must have undergone a background check for both criminal and sexual abuse.'
Must have authorization to use the underwriter of our insurance agency for bonding.
PHYSICAL REQUIREMENTS:
· Occasional: Lifting of 25+ pounds, pushing or pulling of items such as refrigerators, ranges, water heaters, salt bags, etc.
· Frequent: Repetitive movement of arms, hands, and neck. Bending, crouching, sitting, speaking, stooping, kneeling, listening, reading, lifting (above and below waist, standing, or walking)
· Environment: Moderately quiet. Conditions in private residences are unpredictable and subject to wide variation in level of mobility required. Most units are multi-story without elevators.

Each hour of work costs about $20.00-$16.5.
