POSITION SUMMARY
The Senior Director, Development is responsible for supporting the growth of the company’s development and redevelopment strategies, and overseeing various projects within the company’s portfolio, while managing aspects of planning, entitlements, design, and construction. The successful candidate will be at the forefront of A&B’s efforts to grow the real estate portfolio and transform key assets. This individual works closely with the SVP of Development, and investment and leasing colleagues to develop new opportunities and maximize financial success of retail, industrial, and other real estate projects.

This individual works closely with the SVP of Development, and investment and leasing colleagues to develop new opportunities and maximize financial success of retail, industrial, and other real estate projects.
SPECIFIC ACCOUNTABILITIES
- The role will work to identify development opportunities that fit within the A&B growth strategy
- Coordinates the development of retail, industrial, and other real estate projects throughout all islands, and collaborates with partners, agencies, and project teams
- Prepares project feasibility analysis and makes recommendations to the senior leadership team for advancing projects
- Prepares and maintains current performance metrics, including predevelopment and development budget, construction cost, operating budget, cash flow, and project timeline
- Takes the lead on all aspects of the development process and working with and overseeing development team members, including all consultants for overall project design, construction, lease up, and delivery
- Coordinates review and input from Leasing, Asset Management, and Finance teams at appropriate milestones and appropriately influences the development process
- Reviews and negotiates terms and conditions for various development-related agreements with project attorneys and others, including but not limited to architects, consultants, and general contractors
- Oversees construction administration activities, including monitoring construction quality and progress, administering the development budget, and coordinating contractor payments
- May be asked to regularly make presentations to internal and external audiences
- Explores best industrial, retail, and mixed-use development practices and makes recommendations to senior leadership team
- Actively participates in conferences, workshops and trainings geared toward improving the employees’ and organization's effectiveness and quality of work
- May supervise and manage support staff as assigned
- Travel Percentage: Up to 30%
- Participates in special projects as requested by SVP of Development
- Minimum 7 years related experience required. Preference for candidates that have worked in real estate development or experience with underwriting and developing retail, industrial, or multifamily projects
- Knowledge of the geographic market, demographic trends, and targeted expansion markets, including competitors, key consultants, experienced designers, and reputable contractors
- Excellent project management and development process skills, including developing realistic action plans, effectively coordinating project activities, communicating changes and progress, completing projects on time and within budget, and actively managing team members and their responsibilities
- Demonstrated knowledge of architectural and engineering drawings, site planning, architectural design, and government entitlements such as zoning, construction techniques, real estate law, and negotiations
- Bachelor’s in Business, Real Estate finance, architecture, urban planning, engineering, or related field preferred
